Buying rural land follows seven steps: choose a parcel, confirm zoning and access, agree on price and terms, reserve it with a down payment, review the paperwork, close (often with a title company), and receive or begin paying toward your deed. With owner financing there's no bank, so the process is faster and simpler than buying a house.
Step 1 — Choose your parcel
Decide how you'll use the land — off-grid living, recreation, building, or investment — and pick an area that fits. See our overview of the land we have for sale and our pricing guide.
Step 2 — Confirm zoning and access
Check the parcel's zoning and make sure it has legal road access. This is where buyers who skip due diligence get burned. Read our guide on how to check zoning.
Step 3 — Agree on price and terms
Settle the purchase price and, if you're financing, the down payment, monthly amount, and term. Get it in writing. Learn how owner financing works.
Step 4 — Reserve the parcel
A down payment takes the lot off the market and applies toward the price. This is your commitment step.
Step 5 — Review the paperwork
Read the purchase agreement or land contract. Confirm who pays taxes during the term and when you receive the deed. Ask questions — we'd rather you understand everything.
Step 6 — Close
For many purchases a title company or attorney handles closing and confirms clear title. With simple owner-financed parcels, closing can be quick.
Step 7 — Own it
You take possession and begin using or holding the land. Depending on the contract, you get the deed up front or once it's paid in full. That's it — you're a landowner.
Frequently asked questions
How long does it take to buy land?
With owner financing and a clean parcel, it can move quickly — often a few weeks or less, since there's no bank loan approval to wait on.
Do I need a real estate agent to buy land?
No. Buying directly from an owner or land company means no agent and no commission. You handle it directly, with the seller's help.
What's the most important due-diligence step?
Confirming legal road access and zoning for your intended use. A cheap parcel with no legal access or the wrong zoning can't do what you want.
When do I get the deed?
It depends on the contract. With some owner-financing agreements you receive the deed once it's paid off; with others it's transferred up front and secured. We tell you plainly which applies.
